Resolved Question: Doesn’t a propane tank have to be far enough into your property so that it does not affect things outside?
We live in Lakeside, Ca
Our fire department issued us a warring to clear out weeds as for a possible fire hazard.
They also added on that our wood piles have to be atleast 10 ft away from our several 100 gallon propane tank…
The real problem is, That our neighbor that recently built a house on the lot next to us built his propane tank right against our fence.
So we have to move the 4 giant wood slackers and all the wood way to the other side of our property.
Doesn’t his tank have to be far enough into his property line so it doesn’t affect our land…

Resolved Question: How should I word my wedding invitations?
We are have a super casual, lakeside, okie wedding in August. This is a 2nd marriage for both of us and we will have our children standing with us. The wedding will be at 10 a.m. and we will immediately serve lunch afterwards (BBQ with all the trimmings) – we have the site rented until midnight with access to swimming and the boat doc and marina. There are camping sites available for both tent and RV – we’ve already rented all the cabin’s available so cannot offer those. I am printing the invitations myself so want to make them easy and make sure everyone knows they can come prepared to hang out all day and have lots of fun.

Any suggestions are super appreciated!!

Resolved Question: Does anyone know any high net worth investor interested in a luxury real estate project joint venture good ROI?
My partner and I are seeking a high net worth investor to bankroll our high-end lakefront spec home project. We are looking for an individual who has capital available to invest and is interested in a joint venture. My partner and I are having to regroup. We had a funding partner for our project, and we were going to begin soon. However, our funding partner just found out that he has a serious illness and is having to withdraw from the project. So, we are now in need of another funding partner.

We are seeking $7 million to fund acquisition of 3 lakefront lots on Lake Burton ( North East Georgia Mountains) and to fund construction of 3 spec homes. Also, 2007 was a record breaking year for home and lot sales on Lake Burton despite other real estate market crashes, and 2008 is looking even stronger. Errors And Omissions Insurance Could Save Your Company

We live in an extremely litigious era, and no matter how unintentional a mistake might have been, or how baseless a client’s claim might be, many people turn immediately to the courts and file law suits to seek some kind of compensation for damages real or perceived. This is where companies and individuals can turn to Errors and Omissions insurance for legal protection in these circumstances.

When a customer takes you to court over any errors or failure to complete the work that was stated in the contract, Errors and Omissions insurance can cover your costs. Contract performance disputes can be very detrimental to a company, but if you have a good insurance policy, you are much more likely to survive it.

This type of insurance can be applied to almost any business, but it is especially useful to a company in the services industry. When you offer a service for a fee, you don’t have as much tangible proof that the job was done correctly. That’s why customer will more often try to dispute those results and turn to litigation.

Think of Errors and Omissions insurance like you would malpractice insurance. Both of these policies are there because sometimes, despite your best efforts, things just go wrong. And when it is a costly something and the client seeks compensation for the error, this kind of insurance can be a lifesaver.

Sometimes there are circumstances that are just out of your control. No matter how hard you try to finish the task as it was outlined in the contract, something can pop up and prevent it from happening. It could be the poor performance of a single employee or a horrible accident on the job. It may not have been your fault, but that doesn’t mean the customer won’t try to seek some kind of compensation.

There are many different Errors and Omissions insurance policies available, and you should make certain that you find the one that offers the coverage you need. Some policies may be overly complex, and others might not offer everything you need. Either way, be sure that you have the right policy, or you may find yourself in trouble.

A good policy will cover any judgment against you as well as any legal or court fees that you might incur. Even if the claim is totally baseless and the judge rules in your favor, the costs of lawyers and legal fees can do significant damage to a company, so be sure the policy covers both areas. You should also be sure that the policy will cover full time, W2 employees as well as 1099 subcontractors.

Many companies, however, don’t have sufficient Errors and Omissions insurance. After all, they haven’t been sued so far, so why bother? But all it takes is that one litigious client to make serious trouble and maybe even cost you your business. Get this insurance in place and you won’t have to worry about it.

Buying Waterfront Real Estate In The Winter

Trying to find motivated sellers of waterfront real estate can be difficult. The perfect time to look for a motivated seller of a waterfront home is during the wintertime. Also, you will be able to get appraisals and home inspections at a lower cost.

Home buyers put off searching waterfront real estate because of holiday decorating, shopping, and parties. Plus, the cold weather makes home buyers prefer to stay home; they wait for warm weather to buy waterfront real estate. Get in early and make your offers before other buyers do.

When a seller has a waterfront home that did not sell during the summer market, they may become concerned that the waterfront home won’t sell. If the seller has not pulled their listing, there is a good chance they have become very motivated to sell.

During the winter, every lead becomes more important to the real estate agent. As the number of potential buyers dwindle, agents are more apt to give every potential buyer their best possible service. They tend to be open to lower offers especially if the waterfront home has been on the market 6-12 months.

Lenders and mortgage brokers tend to lighten up qualifications during the winter months. When applicants are plentiful, lenders tend to cast border line applicants aside for more qualified home buyers.

Many buyers will make offers contingent on the appraisal and the home inspection. During the summer you may have to wait up to a week or longer to get the appraiser and home inspector out to the home. During the summer, it is not uncommon to be able to get your appraiser and home inspector out to the property within a day or two.

Clear some time from your busy holiday schedule and go find a bargain waterfront home. Make many offers. If you wait til the weather warms up, you’ll likely find that you’ll be competing against other buyers which will drive up prices.
